What we work on in Montana.

Abandoned Montana farmhouse on inherited land

No. 01

Inherited Montana property and not sure what's next

A parent or relative left you all or part of a Montana home, cabin, or piece of land, and you don't know what it's worth, what's owed, or where to start. We dig into the title, the taxes, and the history so you don't have to, then lay out your options in plain language. No fees, no pressure, no homework on your end.

Montana family land inherited by multiple heirs

No. 02

Inherited Montana property with other heirs

When someone dies without a will, Montana property passes to the heirs by intestate succession. Often none of you are on the deed yet. You simply hold an inherited interest, sometimes alongside relatives you barely know. You don't need everyone to agree. We make a written offer on your interest alone, structured fairly, so you can move on without waiting on the other heirs.

Stalled Montana probate and tangled property title

No. 03

Tangled title or stalled probate

Missing heirs, a probate that never finished, deeds that don't line up, an interest that was never properly recorded. This is exactly where most sales die and most buyers walk away. We don't. We do the curative work in-house and navigate Montana inheritance and title law for you, so a deal that looked impossible actually closes.

Montana property facing back taxes and a tax lien

No. 04

Back taxes or a tax lien

Montana is a tax-lien state, so a delinquent property isn't lost overnight. There's a redemption window before any tax deed can issue, which means there's still time. We get you paid, and we handle the liens and clear the title ourselves, instead of you watching the property go for nothing. We take your seat at the table so you can step away with peace of mind.

Vacant, neglected Montana property far from its owner

No. 05

Vacant, neglected, or far away

Maybe it's sitting empty, behind on upkeep, or you've never set foot on it. Wherever you are, in Montana or across the country, we walk the property, handle the county filings, and do the on-the-ground work ourselves. You sign when it's convenient and the proceeds land in your account. No repairs, no contractors, no cleanup.

Why Montana works differently.

This is Daniel's backyard. He's a fifth-generation Montanan who searches the land records at the county courthouses in person, meets with heirs and interest holders face to face, sits down with the local attorneys, and walks the properties himself. Gallatin, Park, and Madison Counties are home turf.

  • Montana local. Bozeman based.
  • Montana Uniform Probate Code, day-in-day-out.
  • We never name a price until we've reviewed the title.
  • Out-of-state heirs welcome. You don't need to fly in.

Common Montana heir situations.

The questions we hear most, answered plainly.

When a Montana owner dies without a will, Title 72 of the Montana Code Annotated decides who inherits. The surviving spouse, children, parents, and siblings take in a specific order, with shares that depend on who else is alive. The result is often a property with multiple co-owners who never planned on it.

Probate still has to put the title on record in someone's name before it can be sold. Montana's Uniform Probate Code offers informal probate for straightforward cases, formal probate when there's a dispute, and a summary procedure for small estates. We help you figure out which one fits.
Montana probate is handled out of the Bozeman courthouse. The judge moves quickly on uncontested matters. Informal probate is common. Daniel is on the ground here, so we know the clerks, the timelines, and the local attorneys we trust to handle the legal pieces.
Montana title sits inside the Uniform Probate Code framework. Texas has its own Estates Code with tools like Affidavit of Heirship and Muniment of Title. The instincts cross over, but the documents and the filings are different. We work both states in-house. There is also a tax difference that matters. Montana is a tax-lien state: when property taxes go unpaid the county places a lien and the owner keeps a multi-year redemption window before any tax deed can issue. Texas is a tax-deed state, where delinquent property is sold at a foreclosure auction and the former owner is left with only a short redemption right. That Montana redemption window is exactly what lets us pay off the liens and get you paid, instead of letting the property go for nothing.
Most of our Montana sellers don't live in Montana. We handle the on-the-ground work, including the title search, county filings, and walking the property. You can sign electronically or by mail. The proceeds land in your account. You don't need to fly in.
